What Wellness and Hospitality Services Are Included at 490 Avenue of the Palms?
Every resident is supported by a Director of Experience and Lifestyle and an on-site Experience Team, both drawn from hospitality backgrounds. They coordinate wellness sessions, book reservations, arrange car service, and handle the logistics of arrival and departure. Everything else runs through the Sentral Life App, recently recognized with the Multifamily Executive award for Best Use of Proptech.
Any resident can book group or private fitness training, private instruction in beach volleyball, paddleboarding, and kayaking, or a specialist for massage, bodywork, breathwork, meditation, and IV therapy. Within the building, a limited release of 34 front-row residences forms The Palms Collection, with rare, protected panoramic views that sweep across the Bay and its bridges.
The Palms Collection residences receive weekly housekeeping, wellness programming, car-service coordination, and arrival and departure assistance as part of the offering, along with a set number of complimentary Paddle Club and e-bike bookings each month.
The Palms Collection also has its own signature programming, created around moments of pause, reset, and escape. The Tea Academy is a recurring gathering around tea and conversation. Zero State is a midday wellness pop-up. Seaspice Saturdays bring an afternoon on the water with rosé, a DJ, and shareable bites.
Architecture and Design at 490 Avenue of the Palms
Designed by Anne Fougeron, FAIA, in collaboration with Mark Cavagnero Associates, the six-story building is broken up by three large openings, two to three stories tall, that cut straight through it from the courtyard to the water. They pull daylight and fresh air into the middle of the building, open onto shared terraces along the western edge, and frame the Bay and the skyline from inside.
“The idea behind the portals was simple but powerful, to give every resident, no matter where they live in the building, a direct visual connection to the Bay and the city beyond,” said Anne Fougeron, FAIA.
Homes range from studios to three-bedrooms, including townhomes and ground-floor residences opening onto a landscaped courtyard. Interiors are by Mark Cavagnero Associates and Kenneth Brown Design.

Why Live on Treasure Island in 2026?
490 Avenue of the Palms opens in what’s become San Francisco’s best waterfront neighborhood. With Stage 1 of the Treasure Island master plan now complete, the Island has new streets, infrastructure, parks, and homes. Nearly a thousand residents have moved in across Treasure Island and Yerba Buena Island, with Hawkins fully leased and Isle House now 95% leased. Eight parks are open, including Cityside Park directly outside the front door, named one of the San Francisco Chronicle’s must-do experiences for 2026.
