First Look: 490 Avenue of the Palms, Treasure Island’s First New For-Sale Residences

Published on June 18, 2025

A major milestone in the ongoing transformation of Treasure Island arrives with the unveiling of 490 Avenue of the Palms, the neighborhood’s first new whole-ownership residential offering. Located along Cityside Park, San Francisco’s newest waterfront park opening this fall, this six-story mid-rise building captures sweeping, protected triple-bridge views of the Bay, Alcatraz, and the city skyline.

Developed by Treasure Island Development Group, a partnership between Wilson Meany, Stockbridge Capital Group, and Lennar Corporation, 490 Avenue of the Palms evokes a sense of suspension above the water, offering a perspective as breathtaking as it is rare.  Designed to engage with the land, water, and sky, the building reflects a new chapter of California-modern living in the Bay Area, blending architecture, nature, and community in one of the most remarkable settings in San Francisco.

“490 Avenue of the Palms marks a pivotal moment for Treasure Island,” said Chris Meany, Co-CEO of Treasure Island Community Development. “It’s situated on one of the most remarkable parcels of developable land on the island, offering protected views that span the Bay, its bridges, and iconic landmarks. To live directly across from a waterfront park that will feel like your own Crissy Field is a once-in-a-generation opportunity.”

Just eight minutes from downtown San Francisco via ferry, residents experience the best of city living, surrounded by 300 acres of parks, trails, and open space that continue to take shape across the island.

A Grounded Perspective, Suspended Above the Bay

The six-story mid-rise, designed by acclaimed architects Anne Fougeron and Mark Cavagnero Associates, features 148 parkside, waterfront residences thoughtfully designed to maximize natural light, air, and an immersive sense of place.

“Our goal was to shape a living experience in close dialogue with the Bay, the city, and the island’s shifting light,” said Mark Cavagnero. “To achieve this, we embraced a lower, more grounded perspective that fosters a real sense of connection to the landscape, the water, and the rhythms of the community.”

Expansive multi-story portals throughout the building frame key view corridors while bringing daylight and natural ventilation deep into the building. “The idea behind the portals was simple but powerful — to give every resident, no matter where they live in the building, a direct visual connection to the Bay and the city beyond,” said Anne Fougeron, FAIA. “They not only frame breathtaking views, but bring light, air, and a sense of openness into the heart of the building. It’s about creating beauty and equity in how we experience place.” Lush landscaping, intimate terraces, and outdoor gathering spaces create a seamless connection to the island’s natural setting.

Interiors Designed With Attention to Every Detail

Residences at 490 Avenue of the Palms offer a diverse mix of studio to three-bedroom homes across 52 distinct layouts. Options range from spacious townhomes to ground-floor courtyard homes and elevated view residences that rival any perspective in San Francisco. Inside, homes are composed with a refined palette of materials inspired by the surrounding landscape: wide-plank oak flooring, Italian cabinetry, and floor-to-ceiling windows that frame the waterfront beyond.

Designed in collaboration with Mark Cavagnero Associates and Kenneth Brown Design, the interiors reflect a shared commitment to understated elegance, livability, and a deep connection to place. Kitchens are equipped with Fisher & Paykel appliances, Silestone® countertops, and custom cabinetry, while spa-like bathrooms include Italian vanities, porcelain tile, and freestanding soaking tubs in select residences.

“Our approach was to create something timeless, tailored, and deeply personal — homes that feel as thoughtful on the inside as they are striking on the outside,” said Kenneth Brown, Principal and Owner of Kenneth Brown Design. “From the reveals in the cabinetry to the textures and tones inspired by Bay sunsets, every detail was designed to feel connected to the views, to the light, and a sense of home.”

Amenities Designed for Everyday Wellness

In addition to private residences, owners will enjoy a curated collection of amenities that extend the home experience outdoors and into the community:

  • Landscaped courtyard with outdoor kitchen, dining area, and fire pit
  • Three open-air rooftop terraces with panoramic Bay views
  • Residents’ lounge overlooking Cityside Park
  • Fitness center with cardio, strength, yoga, and barre areas
  • Secure parking, bicycle storage, package lockers, pet washroom, and more

An Evolving Waterfront Neighborhood

The arrival of 490 Avenue of the Palms marks the completion of Treasure Island’s first phase of new homes, joining recently opened residential communities Isle House and Hawkins, as well as new parks like Panorama Park, Signal Park, The Rocks Dog Park, and Buckeye Grove.

With nearly 1,000 homes now open or nearing completion, Treasure Island is quickly taking shape as one of San Francisco’s most dynamic new residential communities.

Later this year, the momentum continues with the debut of Cityside Park—a major addition to the island’s growing open space network and a signature waterfront destination for both residents and visitors.
